2. Contract conclusion
The presentation of the accommodation on this website does not constitute a binding offer. A binding accommodation contract is concluded once you receive a booking confirmation (shown during the booking process and/or sent by email).

3. Prices, services and additional costs
The prices displayed in the booking process apply. Mandatory charges (e.g., final cleaning) are shown in the booking summary. Any applicable tourist tax/local tax is shown during the booking process and/or in the booking confirmation (if payable separately, this will be indicated accordingly).

4. Payment (Stripe)
Unless otherwise stated in the booking confirmation:
30% deposit due within 3 days after booking confirmation
70% balance due no later than 30 days before arrival
For bookings made less than 30 days before arrival, the full amount is due immediately.
Payment methods:
Online payments via Stripe (e.g., card/SEPA depending on availability) and any other methods offered in the booking process.

5. Security deposit / damages
A security deposit may be required if stated in the booking confirmation. Guests are liable for damage caused by themselves or their party, and for excessive soiling beyond normal use.

6. Use / house rules
Maximum occupancy, check-in/out times, pets, smoking, parties/events and any additional rules follow from the property description and/or the booking confirmation. Guests must treat the accommodation and its contents with care and be considerate of neighbours.

7. Guest registration (Croatia)
To comply with local legal obligations in Croatia, it may be necessary to record identification and stay details and transmit them to competent authorities as required by law. Details are set out in the Privacy Policy.

8. Cancellation by the guest
Cancellations must be made in text form (e.g., email). Unless otherwise stated in the booking confirmation, the following cancellation fees apply (as a percentage of the total price): up to 60 days before arrival: 0%
59 to 30 days before arrival: 30%
29 to 14 days before arrival: 50%
13 to 7 days before arrival: 80%
from 6 days before arrival / no-show: 100%
We will make reasonable efforts to re-let the accommodation. Any replacement booking and/or saved expenses will be taken into account appropriately.

9. Cancellation by the provider / force majeure
If events beyond our control occur (e.g., the accommodation becomes uninhabitable, official orders, force majeure), we may withdraw from the contract. Payments already made will be refunded. Further claims exist only in cases of intent or gross negligence.

10. Liability
We are liable without limitation in cases of intent or gross negligence and for injury to life, body or health. In cases of slight negligence, we are liable only for the breach of essential contractual obligations and limited to the foreseeable, typical damage.

11. No right of withdrawal As a rule, there is no statutory right of withdrawal for accommodation services provided on a specific date.

12. Final provisions Croatian law applies, while mandatory consumer protection rules remain unaffected where applicable. If any provision is invalid, the remainder of the contract remains valid.
